INSURANCE VALUATIONS:
Insurance Valuations are assessments of building construction and other costs for replacement, to comply with Part 4, Division 2, Section 85 of the Strata Schemes Management Act, as well as for other Acts and Regulations.
To undertake an insurance assessment, we require access to the property (if a unit block, we require access to at least one typical unit and all common areas). We also require a copy of the Strata Plans (or any building plans) if applicable and the month the insurance is due.

To undertake a market valuation we require a variety of information depending on the task. We will need copies of many documents, such as:

- Council Rates/Water Rates
- Land Tax

REALLOCATION OF UNIT ENTITLEMENTS:
Reallocation of Unit Entitlements may be considered necessary if the original Unit Entitlements are considered unreasonable. To undertake this valuation we will need to value every lot in the strata scheme as at the date of registration of the scheme or as at the registered date of subdivision.

CAPITAL WORKS FUND ASSESSMENTS:
Capital Works Fund assessments are carried out for the purpose of assessing the amount of money required to replace the different components of the building after consideration of their life expectancy.
It is understood that all Strata Plans numbered 30,000 and above will need to arrange Capital Works Funds by July 2007, those numbered 10,000 to 29,999 will need to arrange appropriately by July 2008 and those numbered 1 to 9,999 by July 2009
We have negotiated an association with A.T Cost Engineering Pty Ltd, Quantity Surveyors, in order that you may avail yourself of the Capital Works Fund calculations made by that company.

RATING OBJECTIONS:
Rating objections are carried out for the purpose of lodging objections against the Valuer General's assessments used for rating purposes. It is important to be aware of the time frame required to lodge objections.
